Occupy Property has been engaged by Sugar Research Australia (SRA) to lead the procurement of a new premises to house the group’s Laboratory facilities in Brisbane.

SRA is Australia’s specialist sugarcane research organisation. SRA invest inevidence-based research, development, and adoption (RD&A) activities onbehalf of sugarcane growers and millers to meet industry challenges andopportunities.

Location: Brisbane City Fringe precincts preferred
SRA will consider potentially suitable properties within a 20 km radius of the Brisbane CBD
Mandatory Property Selection Requirement:
  • Electrical Requirements - Minimum 300 AMPS to tenancy
  • Vertical Riser Space – Must be available forreticulation of services required by SRA
  • Slab to Slab Height - Minimum 3.3 metres
  • Slab loading – 3KPA is desirable
  • Slab Penetrations – Multiple penetrations will be required for hydraulic drainage
  • Allowable Use – Property needs to besuitable for Class 8 Laboratory use
  • Goods Lift – Desirable
  • Generator – Highly desirable, however at minimum spatial provision required (200 AMPS)
  • Mechanical – Base-build condenserwater heat rejection (200kWHR), Exhaust riser (1.5m2), Exhaust fan deck (10m2),façade intake (3m2) façade discharge (3m2), gas bottle storage (10m2). Chillerplant room 20m2
  • Hydraulic – RO Plant room 8m2

Fitout: Unfitted - existing Laboratory fit outs might be viewed favourably
Car Parks: 2-3 bays on site
Other: Provision of space (or additional car parkspaces) for tenant installation of a cool room
Term: 10 year lease term + 1 x 5 year option
Lease Commencement Date: 1 October 2024 lease commencement date

Early access for fitout/tradewill be required (precise period subject to level of construction/refurbishment required)
