Occupy Property has been engaged by Bolton Clarke to lead the procurement of a new head office lease for the organisation.

Bolton Clarke is Australia’s largest independent not-for-profit aged care provider. The organisation has been caring for Australians since 1885.‍ Bolton Clarke have received detailed workplace strategy advice from Precynct. The organisation’s head office is currently located at 44 Musk Avenue, Kelvin Grove.‍

Location: Brisbane CBD, Fortitude Valley, Bowen Hills, South Brisbane

Local access to major public transport nodes (rail and/or busway)

Local access to greenspace and food and beverage outlets

Local access to convenience retail, fitness facilities and childcare, external event and conference space is preferred

Grade: PCA Premium Grade & A Grade

Total NLA: 2,000-2,500m2

Single floorplate or two contiguous floorplates (interconnecting stair required)

Fitout: Fitted and unfitted options will be considered

Fitted options will ideally contain open-plan contemporary fittings/fixtures

External/outdoor breakout areas desirable

End of Trip: High quality end-of-trip facilities (proportion of lockers to be exclusively allocated)

Car Parks: Car parking required

15 on-site exclusive bays

Proximity to external car parking facility

Storage: Base building storage required (~30m2)

Sustainability: Highly sustainable base building credentials (NABERS & Green Star)

Base Building: Robust base building security practices

Term: 10 year initial lease term

Lease Commencement Date: 1 September 2025

Early access for fitout/occupation will be required (precise period subject to level of construction/refurbishment required)

Target occupation date of Q2 2025
